HXXXXXXX. Xx the LESSEE remains on the Premises beyond the Expiration Date, such holding over shall not be deemed to create any tenancy at will, but the LESSEE shall be a tenant at sufferance only, at a daily rate equal to three (3) times the rent and other charges for the last year under this lease unless LESSOR and LESSEE are in lease negotiations in which case it shall only be 150% of the last month's rent. However, all other conditions of this lease to be performed by LESSEE shall continue in force.
