Hazardous Operations and Items. Tenant shall not install or operate any steam or gas engine or boiler, or carry on any hazardous business in the Premises without Landlord's prior written consent, which consent may be withheld in Landlord's absolute discretion. The use of oil, gas or inflammable liquids for heating, lighting or any other purpose is expressly prohibited. Explosives or other articles deemed extra hazardous shall not be brought into the Building.

Hazardous Operations and Items. Tenant shall not install or operate any steam or gas engine or boiler, or carry on any mechanical business in the Premises without Landlord’s prior consent. (The phrase “mechanical business” does not include typical office use of computers, printers, copiers, fax machines and other similar office equipment.) Tenant shall not use or keep in the Premises or the Building any kerosene, gasoline or other inflammable or combustible fluid or material, or, without Landlord’s prior consent, use any HVAC other than that supplied by Landlord; provided, however, that the foregoing shall not prohibit the storage, use or disposal of cleaning materials, ink, toner and other typical office supplies that are stored in reasonable quantities and are transported, stored, used and disposed of in accordance with Laws. Explosives or other articles deemed extra hazardous shall not be brought into the Building.

Hazardous Operations and Items. Except in an emergency (in which case Hazardous Materials shall be moved, transported or handled in accordance with emergency procedures mandated by Legal Requirements, rules, regulations and requirements of governmental authorities, and established by Landlord for the Project), or in accordance with all Legal Requirements, rules, regulations and requirements of governmental authorities Tenant shall not move, transport, or otherwise handle any Hazardous Material outside the Premises. All such shipping, handling, and receiving shall be in accordance with Legal Requirement, rules, regulations and requirements of governmental authorities and no Hazardous Materials may be stored in any common areas or common facilities of the Building or the Project.
