Fixturing Period (Early Occupancy Sample Clauses

The 'Fixturing Period & Early Occupancy' clause defines the terms under which a tenant may access leased premises before the official lease commencement date, typically to install fixtures, equipment, or make preparations for business operations. This period is usually granted rent-free or at a reduced rate, and may specify limitations such as not conducting business or interfering with landlord activities. The core function of this clause is to facilitate a smooth transition for tenants to set up their space efficiently, while clearly outlining responsibilities and minimizing disputes over access and use prior to the lease start.
