FIXTURING ALLOWANCE. The Landlord shall pay to the Tenant a fixturing allowance (the "Fixturing Allowance") in the amount of eight dollars ($8.00) per square foot of the Rentable Area of the Leased Premises, which shall be paid to the Tenant once the following conditions have been met: (i) the Landlord has received and approved the Tenant's architectural, structural, mechanical and electrical plans and specifications. (ii) the Tenant's Work has been completed to the satisfaction of the Landlord in accordance with the plans and specifications approved by the Landlord, and the Tenant has provided evidence satisfactory to the Landlord that all accounts for such work have been paid, and all lien periods have expired; (iii) the Lease has been executed by the Tenant and delivered to the Landlord; and (iv) the Tenant has taken occupancy of the Leased Premises and has opened the Leased Premises for business.
