Fixed Basic Rent. Tenant shall pay, throughout the Term, Fixed Basic Rent in the amount specified in the Preamble, without notice or demand and without setoff or deduction, in equal monthly installments equal to one-twelfth of the Fixed Basic Rent (specified as Monthly Installments in the Preamble), in advance, on the first day of each calendar month during the Term. If the Commencement Date falls on a day other than the first day of a calendar month, the Fixed Basic Rent shall be apportioned on a per diem basis for the period between the Commencement Date and the first day of the first full calendar month in the Term and such apportioned sum shall be paid on the Commencement Date.
Fixed Basic Rent. Tenant will pay Landlord the Fixed Basic Rent. At Landlord’s option, upon notice to Tenant, Tenant will pay the Fixed Basic Rent and Additional Rent by electronic transfer. The Fixed Basic Rent payable for the entire Term will be the aggregate of the Annual Rate set forth in the Basic Lease Provisions and will be payable, in advance, on the first day of each calendar month during the Term at the Monthly Installments set forth in the Basic Lease Provisions, except that a proportionately lesser amount will be paid for the first month of the Term if the Term commences on a day other than the first day of the month. Tenant will pay the first (1st) full monthly installment of Fixed Basic Rent upon Tenant’s execution and delivery of this Lease. Tenant will pay Fixed Basic Rent, and any Additional Rent, to Landlord at Landlord’s address set forth in the first paragraph of this Lease, or at such other place as Landlord may designate in writing, without demand and without counterclaim, deduction or set off.

If the Commencement Date falls on a day other than the first day of a calendar month, the Fixed Basic Rent shall be due and payable for such month, apportioned on a per diem basis for the period between the Commencement Date and the first day of the next first full calendar month in the Term and such apportioned sum shall be paid on or before the Commencement Date. The first full unabated installment of Fixed Basic Rent payable with respect to the Premises as described in this Lease shall be payable by Tenant to Landlord on the date of execution and return of this Lease by Tenant to Landlord. If the Commencement Date and the Delivery Date are delayed, the first installment of Fixed Basic Rent paid on execution of this Lease to Landlord shall be applied against the first full month of the Lease term that occurs.
Fixed Basic Rent. Paragraph (9) of the Preamble to the Lease is hereby modified to provide that Fixed Basic Rent for the remainder of the Term shall be payable as follows:
Fixed Basic Rent for Four Years and Three Months, commencing October 1, 1998 through December 31, 2002, shall mean THREE MILLION EIGHT HUNDRED THREE THOUSAND SEVEN HUNDRED FIFTY AND 001/00 ($3,803,750.00) DOLLARS.
Fixed Basic Rent. Commencing on the Commencement Date and throughout the Term, Tenant shall pay to Landlord at the address listed in Section 31 hereof the Fixed Basic Rent, without notice or demand and without setoff or deduction, in equal monthly installments specified in Section 1(G), in advance, on the first day of each calendar month during the Term. If the Commencement Date falls on a day other than the first day of a calendar month, the Fixed Basic Rent shall be due and payable for such month, apportioned on a per diem basis for the period between the Commencement Date and the first day of the next first full calendar month in the Term and such apportioned sum shall be paid on the Commencement Date.
Fixed Basic Rent. 1. Paragraph 3, Section IV, of the First Amendment of Lease is hereby modified to provide that Fixed Basic Rent for the period of November 1,1999 through December 31,2002 shall mean THREE MILLION NINE HUNDRED TWENTY FOUR THOUSAND FIVE HUNDREDFORTY-FIVE AND 76/100 ($3,924,545.76) DOLLARS.
