Any additional costs associated with such requested changes or revisions which result in total construction costs exceeding the Tenant Improvement Allowance shall be paid for solely by Tenant, as the Excess Tenant Improvement Costs (defined in Section 10 below), either as part of the Amortized Excess TI Costs and together with those other sums amortized over the initial term of the Lease, or in cash upon written demand therefor by Landlord. Any changes or revisions requested by Tenant must first be approved by Landlord, which approval shall not be unreasonably withheld, subject to the provisions of Section 3 above. If Landlord approves such requested changes or revisions, Landlord shall cause the Final Drawings to be revised accordingly and Landlord and Tenant shall initial each sheet of the Final Drawings as revised and deliver to one another a true and complete copy of such initialed Final Drawings. Landlord and Tenant hereby covenant to each other to cooperate with each other and to act reasonably in the preparation and approval of the Final Drawings.
