Expired Leases. Seller will exercise commercially reasonable efforts prior to Closing to obtain written renewals or extensions, on terms reasonably acceptable to Buyer, for at least one year following the Closing of all leases of Real Property that will have expired prior to the Closing.
Expired Leases. The Purchaser must not require the Vendor to have removed from the title to the Land leases which have expired or been terminated or surrendered. The Vendor must: (a) provide to the Purchaser on or before Completion such documents (including declarations) as may reasonably be required by the Purchaser to enable their removal from the title to the Land (which must be prepared by the Purchaser); and (b) provide reasonable assistance to the Purchaser post completion to have any expired, terminated or surrendered leases removed (at the reasonable cost of the Purchaser).
