Any damage resulting to such closets or water apparatus arising from a breach of that obligation shall be borne by the Licensee.\n(b) The Licensee shall conduct its use of the premises with due regard to the amenity of the surrounding land uses.\n(c) The Licensee shall not cause, permit, or allow the use of the premises for any activity that is dangerous, offensive, noxious, illegal or immoral or that may become a noise nuisance or other nuisance or cause annoyance to Council or to the owner or occupier of any neighbouring property.\n(d) The Licensee shall keep the premises clean and well maintained and shall dispose of waste properly and at its own cost.\n(e) The Licensee will remove and control all pests or vermin at the premises at its own expense.\n(f) The Licensee shall:\n(i) Prepare a waste management plan containing the following information;\na. The volume and type of waste to be generated;\nb. How each type of waste is to be stored and treated;\nc. How waste is to be disposed of;\nd. How the on-going management of waste would operate at the premises;\ne. Be consistent with all requirements of Council\u2019s currently adopted DCP, LEP and any other legislation in terms of waste management requirements.\n(ii) Submit the waste management plan to Council for approval (such approval not to be unreasonably withheld) within three (3) months of the licence taking effect;\n(iii) Ensure that the Licensee\u2019s operations shall comply with the terms and objectives of Council approved waste management plan.\n(g) The Licensee shall not:\n(i) Do anything that might invalidate any insurance policy covering the premises, or that might increase the premium;\n(ii) Hold any auction, bankrupt or fire sale in the premises;\n(iii) Display signs or advertisements on the outside of the premises, or that can be seen from the outside, unless Council consents in writing;\n(iv) Overload the floors or walls of the premises;\n(v) Store or use inflammable, volatile or explosive substances on the premises;\n(vi) Do anything or cause, permit or allow anything to be done in or around the premises which in Council\u2019s reasonable opinion may be annoying, dangerous or offensive;\n(vii) Do anything to overload the premises facilities or services nor use them for anything other than their intended purpose;\n(viii) Use any method of heating, cooling or lighting the premises other than those provided or approved by Council;\n(ix) Move heavy or bulky objects through the premises without Council\u2019s approval and/or obstruct:\na. Windows in the premises except by internal blinds or curtains approved by the Council;\nb. Any air vents, air conditioning ducts or skylights in the premises;\nc. Emergency exits from the premises;\nd.
