DRAIN STOPPAGES. As of the date of this Agreement, Owners warrant that the dwelling’s sewage drains are in good working order and that they will accept the normal household waste for which they were designed. They will not accept things such as diapers, sanitary napkins, tampons, children’s toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, rocks, or newspapers. Tenants agree to pay for clearing the drains of any and all stoppages except those which the plumber who is called to clear the stoppage will attest in writing were caused by defective plumbing, tree roots, or acts of God. Please use a drain filter to save unnecessary time & money with repairs.

As of the date of this Agreement, Landlord/Agent warrants that the dwelling’s sewage drains are in good working order and that they will accept the normal household waste for which they were designed. They will not accept things such as diapers, sanitary napkins, tampons, Q-tip swabs, children’s toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, rocks or newspapers. Tenant agrees to pay for cleaning the drains of any and all stoppages, except incidents created by tree roots or structural defects.
DRAIN STOPPAGES. Tenant is responsible for the clearing of all clogged drains, garbage disposals, toilets and sewer lines on the Premises unless said stoppage is the result of a structural defect or root growth in the sewer line. Drains will not accept items such as diapers, sanitary napkins, tampons, wipes, wads of toilet paper, balls of hair, grease, oil, large or hard table scraps, rags, newspapers, etc. Tenant agrees to pay for clearing any pipes or drains of any and all stoppages and for all costs of repair to any pipes or drains, whether on or off the Premises, due to any violation, except such as are solely caused by natural deterioration, structural defect or root growth. ▇▇▇▇▇▇ agrees to own and use a plunger when necessary.

1. Tenant is responsible for all glass, screen, and storm door repairs. They acknowledge that they will be responsible for and pay any damage done by rain, wind, hail, tornadoes, etc., if this damage is caused by leaving windows open, allowing stoppage and/or overflow or water and/or sewage pipes, broken windows or doors, torn screens, broken door and window locks, etc. or any damage caused while Tenant has occupancy. Tenant shall occupy and use the Premises as a dwelling unit only. Tenant shall notify Landlord of any anticipated extended absence from the Premises not later than the first day of the extended absence
1. Tenant's obligations are as follows:
A. Take affirmative action to insure that nothing is done which might place Landlord in violation of applicable building, housing, zoning, and health codes and regulations.
B. Keep the dwelling clean and sanitary, removing garbage and trash as it accumulates, maintaining plumbing in good working order to prevent stoppages and leakage of plumbing fixtures, faucets, pipes, etc.
C. Operate all electrical, plumbing, sanitary, heating, ventilating, air conditioning, and other appliances in a reasonable, safe manner.
D. Assure that property belonging to ▇▇▇▇▇▇▇▇ is safeguarded against damage, destruction, loss, removal, or theft.
E. Conduct himself, his family, friends, guests, visitors in a manner which will not disturb others.

DRAIN STOPPAGES. As of the date of this Rental Agreement, LESSOR represents, warrants and covenants that the sewer system of the Residence is in good working order, and that the sewer system will accept normal household waste for which the sewer system was designed. LESSOR informs the Lessee that the sewer system of the Residence is not designed to accept many types of items, included but not limited to, paper diapers, sanitary napkins, tampons, paper towels, children’s toys, wads of toilet paper, balls of hair, condoms, grease, oil, table scraps, clothing, rags, sand, dirt, rocks or newspaper. Tenant agrees to pay for clearing the sewer drains of the Residence of any and all stoppages, except for those stoppages which the LESSOR will agree were caused by defective plumbing, tree roots, acts of nature, or which are declared in writing to have been so caused by the plumber or other person who is called to clear the stoppage. Please verify that all plumbing is working and lines are clear at move in. We don’t live there. We don’t flush cooking grease down the drain or Hot Wheels down the toilet. Stopped sinks and drains are the tenant’s responsibility.
DRAIN STOPPAGES. All drain and plumbing clogs will be the sole responsibility of the Tenant and costs to repair will be billed to the Tenant and due and payable to Management immediately. Including any clogs caused by hair or other foreign objects. Tenant is required to use a drain catch/strainer to catch, including but not limited to, hair or foreign objects, from entering any plumbing.

Non-Liability. Tenant hereby states that work or repairs that need to be done will be handled by competent professionals, unless ▇▇▇▇▇▇ is qualified and capable of doing the work by itself and doing it properly, in a safe manner that meets all federal, state and local regulations and has written approval from Landlord. Tenant further states that it will be legally responsible for any mishap it either do itself or hires other to do. Landlord will be held free from harm and liability along with it agents and representatives. In the event that needed repairs are beyond Tenant’s capacity, ▇▇▇▇▇▇ is urged to arrange for professional help.
