Design Professional’s Services During Design Development Phase. 1. Once the Schematic Design Documents have addressed all of the School District’s and the Program Manager’s comments and the Schematic Design Documents and Cost Estimate have been approved by the School District and the Program Manager, the Design Professional can begin the Design Development Phase process. 2. The Design Professional shall meet and consult with the School District and the Program Manager on a regular basis as needed during the Design Development Phase. The Design Professional shall document meeting minutes during the Design Development Phase. 3. Based on the approved Schematic Design Documents, and any adjustments authorized by the School District and the Program Manager in the program or Project Construction Budget, the Design Professional shall prepare, for the School District’s and the Program Manager’s approval, the Design Development Documents for the Project. The Design Development Phase shall include the completion of all design for the Project. The Design Development Documents shall include evidence that every component of the Project has been designed into the Project and sized. The Design Development Documents submission shall include all Drawings, Cost Estimates, Specifications, and Commissioning Checklists. 4. The Design Professional shall review the School District’s and the Program Manager’s recommendations regarding the design aspects of the Project, and shall resolve any design issues, to the satisfaction of the School District’s Office of Capital Programs and the Program Manager. 5. The Design Professional, the School District’s representatives, and the Program Manager shall meet with representatives of the appropriate State and City departments, including building and education departments, for the purposes of reviewing the Design Development Documents and obtaining their necessary approvals of the Project. The Design Professional shall prepare and submit any documents as may be required to obtain approvals. 6. The Design Professional, together with the School District’s representatives and the Program Manager, shall make presentations on the Project to any public or private group or agency that is necessary for the orderly progress of the work. The Design Professional shall file the necessary documents and secure the necessary variances and/or approvals of the governmental authorities having jurisdiction over the Project.
