DESIGN INTENT DRAWINGS. The Lessor shall prepare, out of the Tenant Improvement Allowance and provide to the Government, for the Government's approval, design intent drawings detailing the Tenant Improvements to be made by the Lessor within the Government-demised area. The Government shall use best efforts to coordinate the provision of such information and details as required by the Lessor's architect to complete such drawings in a timely manner. Design intent drawings, for the purposes of this lease, are defined as fully-dimensioned drawings of the leased space which include enough information to prepare construction drawings and shall consist of: 1) furniture locations, telephone and data outlet types and locations; 2) specifications necessary for calculation of electrical and HVAC loads; and 3) all finish/color/signage selections. Design intent drawings shall be due from the Lessor within twenty (20) working days after receipt of the space plan layouts and program of requirements from the Government.
DESIGN INTENT DRAWINGS. The Government shall prepare design intent drawings in increments of approximately sixty thousand (60,000) square feet. The Government reserves the right to modify the size of each phase to proximate the size of a typical floor in the building. Phase one shall be subdivided into two phases of approximately 30,000 square feet each. These phases for the purpose of this document shall be known as Phase “1A”, and Phase “1B”.
DESIGN INTENT DRAWINGS. The Government prepares design intent drawings that include basic architectural wall layout and finishes, telephone and electrical outlet locations, furniture layouts and related information. Any Modifications and commensurate costs associated with any modifications to the Government’s design intent drawings required due to errors and/or omissions in the lessor’s construction/working drawings, differing site conditions, failure to meet code requirements or field changes to meet performance requirements shall be the responsibility of the lessor.

The Government shall use best efforts to coordinate the provision of such information and details as required by the Lessor’s architect to complete such drawings in a timely manner. Design intent drawings, for the purposes of this lease, are defined as fullydimensioned drawings of the leased space which consist of enough information to prepare construction drawings including: 1) furniture, wall, door, and built-in millwork locations; telephone, electrical, and data outlet types and locations; and repositioned sprinklers, ceilings, and lighting, where impacted; 2) specifications necessary for calculation of electrical and HVAC loads; and 3) all finish and signage selections. Design intent drawings shall be due from the Lessor within sixty (60) working days from award.
