Community Policies. Tenant, Tenant’s guest and others present at the Residence or Residence Complex with Tenant’s consent shall strictly comply in all respects with the Community Policies as promulgated, and displayed or provided, by Landlord from time to time. Landlord may make changes to the Community Policies if in writing and posted in the Community or given to Tenant.

Community Policies. Landlord developments have adopted Community Policies that govern various aspects of residency at each site. These regulations may be modified from time to time and shall be posted in each site's management office. The Community Policies are considered part of this Lease and are binding upon the Resident as if incorporated herein. Any serious or repeated violation of the Community Policies shall be considered a violation of this Lease and may be grounds for eviction.
Community Policies. Because the residence halls comprise a unique community living situation, policies that provide for the health, safety, and security needs of all residents are a necessity. These policies xxxxxx a cooperative living environment and prohibit behaviors which adversely affect the residence hall community. ● Rights of Others: In order to maintain the academic atmosphere of the residence halls, students are expected to conduct themselves in a considerate manner with regard to the rights, safety, and needs of others. Accordingly, students are obligated to live in a cooperative manner with roommates and other residents. Students are expected to recognize and respect the authority of university staff and to comply with requests they make in the performance of their duties. ● Residential Environment: The living and studying conditions at an educational institution are unique and must be adjusted from time to time for the mutual benefit of the university and all of its other students. Therefore, Housing and Residential Services may make changes in official administrative policies as deemed necessary in the interest of health, safety, discipline of students or university employees, or for educational purposes, and the student shall abide by such changes in policies. Campus policies and regulations are published in The Student Handbook, the Residence Hall Policies and Procedures Handbook, this Housing Occupancy Agreement, and other documents which address particular operations of the university.
Community Policies. Tenant and Tenant’s guests shall comply with written Apartment rules (including Community Policies) which shall be considered part of this Lease. Landlord may make reasonable rule changes in writing and distribute to all tenants in the Apartment Community. Changes are effective immediately. Sidewalks, steps, entrance halls walkways, and stairs shall not be obstructed or used for any purpose other than ingress and egress.
Community Policies. Resident, Occupants, guests, invitees and other present at the Community with Resident’s consent shall comply with all written Community policies which shall be considered part of the Lease and Owner may make policy changes if in writing and given to Resident. All such policies may be enforced through Owner’s agents or legal representatives, and Resident shall hold same harmless for reasonable enforcement thereof. Resident may not operate any type of business or conduct any commercial activity in or from the Apartment. Garbage shall be disposed of only in designated receptacles. All parking lots, driveways, walkways, landscaped areas, laundry rooms, recreational areas, and other areas and facilities available for common use by Residents (the “Common Areas”) are subject to Owner’s exclusive control. Sidewalks, steps, outside hallways, entrances, walkways, and stairs shall not be obstructed in any way or used for any purpose other than ingress or egress. Owner may impose such specific restrictions or resident’s use of the Common Areas as it deems appropriate by giving notice by sign, letter, or other means to resident and violation of any such restrictions shall be a default by Resident. The Common Areas are to be used solely at the risk of the person using them. Owner may regulate or prohibit from the Apartment or Community motorcycles, mopeds, bicycles, tricycles, skateboards, roller skates, trampolines, exercise equipment, recreational vehicles, boats, trailer or inoperable vehicles. Resident shall not cause or permit the display of any sign or advertising matter which is visible outside the apartment or is on the Common Areas or otherwise in the Community, without the Owner’s prior written consent. Owner reserves the right to control the entry upon the Community by Resident’s guests, agents, licensees or invitees, furniture movers, delivery persons, solicitors and/or salespeople. Owner may prohibit from the Apartment or Community guests or invitees who, in Owner’s reasonable judgment, have been disturbing the peace, disturbing other residents, or violating Community policies. Resident, Occupants, guests, invitees and others present at the Community with Resident’s consent shall not be disorderly, boisterous or unlawful, or disturb the peace or the rights and privileges of other residents, or permit any unlawful activities or any act or practice which will injure the reputation o the community. Any violation of Miami Dade County orders during a state of emergency may also be deemed a violation of the lease.

Community Policies. Resident will read and comply with all community policies, including those in this Contract and the attached Policy Agreement.
Community Policies. Trash. Trash, rubbish, refuse, waste, and garbage (collectively “garbage”) shall not to be left on patio, balcony, near front door, in hallways, breezeways, or beside the Dumpster. Please do not place large articles such as furniture, mattresses, etc., in, besides, or near any dumpster because the trash removal service will not dispose of these items. Boxes should be completely collapsed before disposal. Cigarette butts should be disposed of properly and not thrown on the property grounds. Residents improperly disposing of cigarette butts will be charged $25.00 per violation. Resident agrees to pay all costs of fumigation, extermination, or sanitation as a result of Resident’s failure to comply with garbage policies or for any other reason caused by Resident. Disturbances - Quiet Hours. Any noisy or boisterous conduct, including but not limited to the loud playing of stereos, televisions or musical instruments, which would disturb the peace and quiet enjoyment of other residents, is prohibited. Resident shall observe and comply with quiet hours that are between 10:00 p.m. and 8:00 a.m. During quiet hours, Resident and their guests shall give particular and reasonable consideration to the peace and quiet enjoyment of others. {{_es_signer1_initials}} {{_es_signer2_initials}} Common Areas. Common areas are for the use and enjoyment of all residents at the community. There shall be no running or loitering in public halls, stairways, elevators, sidewalks, garage, parking areas, pool area, or other common areas designated by Owner. No bicycles, baby carriages, motorcycles, or other personal effects shall be stored in or near halls, stairways, elevators, laundry rooms, sidewalks, or other public areas. Resident shall remove any shopping cart brought onto the property. All common areas must be at all times kept free of any trash, debris, and personal property. In Owner’s reasonable judgment, Owner will remove any unattended or abandoned personal property from common areas. Resident may retrieve any personal property picked up by Owner from the Community Manager's office upon paying a storage fee of $10.00. Owner may dispose of any personal property not picked up in 30 days. Owner may dispose of such property in any manner, including donation to a charitable organization, and without further accountability or liability to Resident.
