MEDIATION BY THE HOUSING SERVICE Both parties agree to submit all disputes arising from the interpretation, compliance with or the termination of this agreement to the Housing Service (Xxxxxxxxxxxx 00, 0000 Xxxxxx, + 32 16 32 44 00, xxxxxxxxxxxxxx@xxxxxxxx.xx) before bringing the matter to court so that the Housing Service is able to make a proposal for reconciliation. The initiative for taking any legal steps rests with the parties them- selves. The Housing Service only mediates in rental disputes with tenants who are a student in Leuven.

The lessor must guarantee a temperature of 21°C between 8am and midnight and 13°C between midnight and 8am if central heating is installed. If heating is provided by another appliance, lessor will guarantee that a temperature of 21°C can be achieved. Heating appliances without an outside vent to discharge burned gas are prohibited. The lessor will also ensure that the humidity rate in the room stays between 50 and 75%. The lessor will monitor that all installations and appliances are frost protected. The lessee confirms having consulted the “EnergiePrestatieCertificaat” (Energy Performance Certificate).
Comfort. The studio must conform to the applicable quality and safety standards for self-contained accommodation. The studio must be sufficiently lit, ventilated and insulated against noise. The landlord will guarantee a minimum temperature of 20°C between 7 am and midnight, and 15°C at night.

For instance, railings or bollards should be placed so as not to restrict the smooth flow of pedestrian traffic and human activities. The appearance and style of urban furniture should be thoughtfully designed to create a pleasing environment by providing artistic and visual comfort to the public.

The Buyer shall cause the Company's capital expenditure budget to be adopted to the extent of all expenditures required for continued operation of the business as currently operated and those other proposed expenditures that are reasonably expected to produce additional EBIT sufficient to cover the applicable cost of capital (at the prime rate in the case of borrowed funds and at three percentage points below the prime rate in the case of undistributed profits).
