CAR PARKING SPACES. 4.1 Car parking spaces shall be provided in stilt/ surface/ basement car parking spaces (as applicable) on the Said Plot, the charges for which are detailed in Annexure C-I(a) of this Lease Deed. Any additional car parking spaces shall be provided, subject to availability, as per the charges detailed in the aforementioned Annexure C-I(a).

CAR PARKING SPACES. (a) The Car Parking Space(s) provided in the Project are for the benefit of the allottees or lawful occupants of the Project. However, a limited number of Car Parking Space(s) are proposed to be provided within the Project. The rights to use Car Parking Space(s) have to be earmarked to limited number of allottees for facilitating the smooth functioning and use of Car Parking Space(s). The Purchaser/s understand/s and agree/s that in the absence of such earmarking of Car Parking Space(s), the use of the Car Parking Space(s) would result in disharmony and periodical disputes amongst the allottees/lawful occupants of the units. In view of the same the Purchaser/s hereby irrevocably authorize/s the Seller to earmark Car Parking Space(s) to the Purchaser/s at the sole discretion of the Seller in the mutual interest of one and all in order to maintain peace, cordiality and harmony amongst the allottees. The Purchaser/s further declare/s that he/she/they shall be bound by such earmarking of Car Parking Space(s) and will not question the authority of the Seller in doing so and further desist from making any issue or claims in respect thereto.
CAR PARKING SPACES. 5.1 The Allottee agrees and confirms that the Company shall, upon payment of the charges as determined by the Company, provide car parking space(s) within the Group Housing Colony for the exclusive use of the Allottee and for the purpose of parking cars meant for private use and for no other purposes. The Allottee shall have the right to exclusive use but no title or interest to such car parking space(s). The Allottee further agrees and understands that the car parking space(s) provided to the Allottee shall be understood to be attached to the Apartment and the same shall not have any separate legal entity, detached or independent of the Apartment and such car parking spaces shall not be sold, transferred or otherwise dealt with in any manner independent of the Apartment.
CAR PARKING SPACES. The Lessor will provide the Lessee, 42 (Forty Two) contiguous reserved car parking spaces in the basement of the Said Building (measuring approximately 4.5 meters by 2.2 meters), contiguous and marked, at no additional cost for the entire Term and renewals thereof. The Lessee shall also provide an additional 38 (Thirty Eight) contiguous guaranteed car parking spaces in basement and 10 (Ten) contiguous guaranteed surface car parking spaces charged at INR 3,000 (INR Three Thousand only) per car per month (“Additional Car Parking Charges”).
CAR PARKING SPACES. All Car Parking Spaces shall be used only for parking of licensed motor cars and shall not be used for any other purpose. (d) Lobbies and passages No part of the lobbies, passages or other Common Areas shall be obstructed or incumbered or used for any private purpose. (e) Refuse storage & material recovery room The refuse room shall be used only in the manner and subject to such rules and regulations as the Manager may from time to time determine. (f) Public lighting, Hong Kong Electric lead in meter cabinet, apparatus, equipment and services and other Common Areas and Facilities Subject only to the rights of the supply companies or statutory undertakers where applicable all the above shall be under the exclusive control of the Manager and no Owner shall have the right to enter into, alter, repair, connect to or in any other way interfere with or affect the working of the same without the prior written consent of the Manager.

CAR PARKING SPACES. The Landlord shall be entitled (acting reasonably) from time to time to nominate the spaces to be used by the Tenant and the Tenant shall have no right to object to such allocation or the period of the Landlord's notification.
CAR PARKING SPACES. New term Subject to the consent of the Head Landlord and the grant and/or subsistence of the relevant car park licence(s) made between the Head Landlord (as licensor) and Bossini Enterprises (as licensee), Viva China Sports shall have the right to request the use of up to ten private car parking spaces in the PopOffice building to be designated by the Head Landlord from time to time. Viva China Sports shall pay to Bossini Enterprises (in advance without any deduction on the first day of each calendar month) a sum equivalent to the aggregate amount of monthly licence fees payable by Bossini Enterprises to the Head Landlord under the relevant car park licence(s) for each of the car parking space(s) used by Viva China Sports in the relevant calendar month. The licence fee is currently at the rate of HK$2,900 per car parking space per calendar month (inclusive of rates and management fees) and shall be subject to review by the Head Landlord from time to time. Viva China Sports shall further deposit with Bossini Enterprises such amount as is equivalent to the licence fee deposit(s) required by the Head Landlord (as licensor) under the relevant car park licence(s) from time to time upon demand by Bossini Enterprises as additional deposit. Save as set out above, other key terms of the Sub-Tenancy Agreement remain unchanged. Pursuant to the Supplemental Agreement, the excess amount of rent and other charges paid by Viva China Sports to Bossini Enterprises pursuant to the original terms of the Sub-Tenancy Agreement shall be refunded to Viva China Sports upon signing of the Supplemental Agreement. REVISION OF ANNUAL CAPS As disclosed in the Previous Announcement, the original annual caps in respect of the Sub-Tenancy Agreement were HK$4,200,000 and HK$6,000,000 for each of the financial years ending 31 December 2021 and 2022, respectively. The total amount paid by Viva China Sports to Bossini Enterprises under the Sub-Tenancy Agreement in the financial year ended 31 December 2021 (without taking into account the refund made pursuant to the Supplemental Agreement) was approximately HK$4 million. In view of the amendments made pursuant to the Supplemental Agreement, the table below sets out the revised annual cap for the amounts payable by Viva China Sports to Bossini Enterprises under the Sub-Tenancy Agreement (as supplemented by the Supplemental Agreement) for the financial year ending 31 December 2022 and the new annual cap for the financial year ending 31 December...
