Capitalization Rate. The Capitalization Rate shall be six and three-fourths percent (6.75%).
Capitalization Rate. (a) With respect to any Stabilized Property owned or leased pursuant to a Ground Lease by QTLP or any of its Subsidiaries, an amount equal to nine percent (9.00%) (the “Primary Capitalization Rate”).
Capitalization Rate. For Real Estate located in the District of Columbia, seven percent (7.00%); for all other Real Estate, seven and three-quarters percent (7.75%).
Capitalization Rate. For purposes of calculating the value of any ------------------- Mortgaged Property, from time to time, including the value of any Mortgage Property for which a request for a substitution or release has been transmitted to Lender, the value of such Mortgaged Property shall be determined by capitalizing the Net Operating Income for the Trailing 12 Month Period at the capitalization rate utilized by Xxxxxx Mae in the annual facility assessment most recent to the date of the proposed substitution or release. Once such values have been determined, if for any purpose, including that in Section 2(c)(3) of this Agreement, an amount of debt is allocated to each Mortgaged Property, such amount shall be allocated pro rata to each Mortgaged Property, in accordance with the respective values of such Mortgaged Properties determined by Lender, and the debt service shall equal a pro rata portion of the Facility Debt Service allocable to such debt.
Capitalization Rate. The rate of interest used to convert a series of future payments into a single present value.
Capitalization Rate. For purposes of this Agreement, the Capitalization Rate equals 7.7 percent. However, in the event that the federal DAC tax capitalization rate applicable to individual life insurance policies changes, the Capitalization Rate will change accordingly.
Capitalization Rate. Upon the substitution and/or deletion of a Building, the information contained in EXHIBITS A AND B shall be updated to reflect the foregoing adjustments and this Agreement shall be amended as appropriate to reflect such change(s) in the transaction. Effective upon the execution of any such amendment, the parties shall be deemed to have made the representations and warranties set forth in the Agreement as to the substituted and/or additional property(ies).
Capitalization Rate. Borrower and Agent shall have agreed on an appropriate capitalization rate to be used in the calculation of the Stabilized Asset Value and the Unencumbered Stabilized Asset Value.
Capitalization Rate. (i) 6.00% for Real Estate Assets that are industrial properties and (ii) 8.00% for all other Real Estate Assets.
Capitalization Rate. The capitalization rate shall equal 6.25% for multi-family Real Estate, 7.25% for retail and office Real Estate, and 8.25% for cold storage Real Estate.
