Building Fixtures. All Improvements and all plumbing, heating, lighting, electrical and air-conditioning fixtures and equipment, and other articles of personal property used in the operation of the Premises (as distinguished from operations incident to the business of Tenant), whether or not attached or affixed to the Premises (“Building Fixtures”), shall be and remain a part of the Premises and shall constitute the property of Landlord. Notwithstanding the foregoing, Building Fixtures shall not include Tenant’s Equipment, as defined below.
Building Fixtures. The Building and all other improvements located on the Land, including, but not limited to, all structural components of the Building and all plumbing, heating, lighting, electrical and air conditioning fixtures and equipment, and other articles of personal property owned by Landlord and used in the operation of the Premises, whether or not attached or affixed to the Premises, together with all Alterations and Tenant’s Property which by the terms of this Lease become the property of Landlord (collectively, “Building Fixtures”), shall be and remain a part of the Premises and shall constitute the property of Landlord.

Building Fixtures. 1) Clean and disinfect lavatories, showers, sinks, commodes, and urinals each cleaning day and replace urinal screens as needed.
2) Clean mirrors and remove all streaks each cleaning day.
3) Wipe down restroom partitions with disinfectant, removing stains and smudges each cleaning day, including switch plates.
4) Clean office-front door glass and window frames each cleaning day.
5) Damp wipe telephones, lamps, nameplates, twice each month.
6) Clean and wipe down air registers, grills and vents twice each month.
7) Dust and spot clean all light fixtures once each month.
8) Dust wipe ceiling fans once each month.
9) Dust Venetian blinds, windowsills, baseboards, and doors once each month.
10) Spot clean walls and ceilings once each month.
