Building and Project. The Building is part of a multi-building commercial project known as “Xxxxxx Xxxxx Science Center” and located in the City of San Diego. The term “Project” as used in this Lease, shall mean, collectively: (i) the Building; (ii) the other existing buildings located at 10614 and 00000 Xxxxxxx Xxxxxx Xxxxx within the site which, as of the date hereof, are not owned by Landlord (collectively, the “Other Existing Buildings”); (iii) any outside xxxxx xxxxx, xxxxxxxx, xxxxxxxxx, xxxxxxxxxx, public and private streets, transportation facilitation areas and other improvements and facilities now or hereafter constructed surrounding and/or servicing the Building and/or the Other Existing Buildings, which are designated from time to time by Landlord (and/or any other owners of Xxxxxx Xxxxx Science Center) as common areas appurtenant to or servicing the Building, the Other Existing Buildings and any such other improvements; (iv) any additional buildings, improvements, facilities and common areas which Landlord (any other owners of Xxxxxx Xxxxx Science Center and/or any common area association formed by Landlord, Landlord’s predecessor-in-interest and/or Landlord’s assignee for the Project) may add thereto from time to time within or as part of the Project; and (v) the land upon which any of the foregoing are situated. The site plan depicting the current configuration of the Project is attached hereto as Exhibit A-1. The Building, as well as each of the Other Existing Buildings contain a subterranean parking facility (“Parking Facility”). Notwithstanding the foregoing or anything contained in this Lease to the contrary, (1) Landlord has no obligation to expand or otherwise make any improvements within the Project, including, without limitation, any of the outside xxxxx xxxxx, xxxxxxxx, xxxxxxxxx, xxxxxxxxxx, public and private streets, transportation facilitation areas and other improvements and facilities which may be depicted on Exhibit A-1 attached hereto (as the same may be modified by Landlord (and/or any other owners of Xxxxxx Xxxxx Science Center) from time to time without notice to Tenant), other than Landlord’s obligations (if any) specifically set forth in the Tenant Work Letter attached hereto as Exhibit B, and (2) Landlord (and/or any other owners of Xxxxxx Xxxxx Science Center) shall have the right from time to time to include or exclude any improvements or facilities within the Project, at such party’s sole election, as more particularly set forth in Secti...

Building and Project. The Building consists of three (3) floors with basement for a total of 68,187 rentable square feet and is commonly known as “1560 Trapelo Road,” located on 2.42 acres of land in the City of Waltham, Massachusetts. The term “Project” as used in this Lease, shall mean, collectively: (i) the Building; (ii) any outside xxxxx xxxxx, xxxxxxxx, xxxxxxxxx, xxxxxxxxxx, private streets, transportation facilitation areas and other improvements and facilities now or hereafter constructed on the Land described on Exhibit A-2 (the “Lot”). The site plan depicting the configuration of the Project is attached hereto as Exhibit A-1. The Building contains surface and underground parking areas (“Parking Areas”). Tenant shall have the exclusive use of the Project. Notwithstanding the foregoing or anything contained in this Lease to the contrary, (1) Landlord has no right or obligation to expand or otherwise make any improvements within the Project, including, without limitation, any of the outside xxxxx xxxxx, xxxxxxxx, xxxxxxxxx, xxxxxxxxxx, public and private streets, transportation facilitation areas and other improvements and facilities which may be depicted on Exhibit A-1 attached hereto, other than Landlord’s obligations (if any) specifically set forth in the Tenant Work Letter attached hereto as Exhibit B and as otherwise set forth in this Lease. Subject to Force Majeure events (as defined in Section 25.17 below) and other emergency events, Tenant shall have access to the Premises, including, the loading area on the east side of Building, twenty-four (24) hours per day, seven (7) days per week throughout the Lease Term.
Building and Project. Commonly described as being located at 000 Xxxxxx Xxxxx, Xxxx Xxxxx, Xxx Xxxxxxx Xxxxxx, XX 00000 (the Building”), as more particularly described in Exhibit “A” hereto. The Catalina Landing Office Project (“The Office Building Project”) consists of four office buildings (310, 320, 330 and 340 Golden Shore) containing approximately 276,160 rentable square feet.
Building and Project. Tenant understands that the Premises are a part of a multi-tenant Building, and that the Building is part of a multi-building Project containing as of the date of the Lease approximately 74,589 square feet of space. CALCULATION OF TENANT'S SHARE: Tenant's Share of various Operating Expenses under the Lease shall be determined as a function of Project square footage. Tenant acknowledges that the total square footage of the Project may change from time to time, and that Tenant's Share may vary accordingly, effective on the first day of the month after each such change occurs. Set forth below is the initial Tenant's Share (i.e. calculated as of the date of the Lease) with respect to Operating Expenses to be charged as a function of the Project, as of the date of the Lease. Tenant's Share of the Project: 5.4%
Building and Project. Tenant understands that the Premises are a part of a multi-tenant Building having, as of the date of the Lease, the approximate square footage as set forth in Item 6 of the Basic Lease Provisions contained in the Lease, and that the Building is part of a multi-building Project containing as of the date of the Lease approximately 193,510 square feet of space.
Building and Project. The building located at 4550 - 0000 XX Xxxxxxx Avenue, Portland, OR 97239 and containing approximately 54,616 rentable square feet (the “Building”). The land upon which the Building is located, including all parking areas, walkways, landscape areas, together with the Building, is referred to as the “Project” and is legally described on Exhibit A attached hereto.

Tenant acknowledges that the total square footage of the Building, the Project or other uses of the Project by tenants in the same Product type as Tenant, may change from time to time, and that Tenant's Share under any or all of the foregoing categories may vary accordingly, effective on the first day of the month after each such change occurs. Set forth below is the initial Tenant's Share (i.e. calculated as of ---- the date of the Lease) with respect to Operating Expenses to be charged as a function of the Building, of the Project, and of the Product, as of the date of the Lease. Tenant understands that (i) Landlord shall determine, in its sole discretion, what Operating Expenses are included within each category to be charged as a function of the Building, the Project or the Product, and (ii) Landlord may change the category of any Operating Expense at any time, at Landlord's sole discretion. Building and Project. The Premises are a part of the building set forth in Section E of the Summary (the "Building"). The Building is part of the office project set forth in Section F of the Summary. The term "Project", as used in this Lease, shall mean (i) the Building and the Common Areas (as defined in Section 1.3 below), (ii) the land (as improved with any landscaping, parking improvements and other improvements) upon which the Building and the Common Areas are located, (iii) those certain other buildings located in the vicinity of the Building and located at 000 Xxxxxxx Xxxxx and 000 Xxxxxxx Xxxxx, Xxx Xxxx, Xxxxxxxxxx, respectively, and the land upon which such buildings are located; and (iv) at Landlord's discretion, any additional real property, areas, land, buildings or other improvements added thereto outside of the Project.
