Common use of Base Building Improvements Clause in Contracts

Base Building Improvements. Lessor, at its cost and expense, shall cause the following improvements to be completed to the premises (“Base Building Improvements”): (a) New building façade: new double doors at the main entry; new double doors at the east entry; new glass windows across the façade of the building; new roll-up garage door; and new exterior paint. (b) New lobby area with new staircase at main entry; (c) ADA compliant restrooms on the ground and second floor; (d) Removal of existing single entry door and HC ramp in the middle of the building.
