The 'Approved Building/Construction Plans' clause establishes that any construction or building work must adhere strictly to plans that have received formal approval from the relevant authorities or parties. In practice, this means that all designs, specifications, and drawings used during the project must be reviewed and authorized before work commences, and any changes typically require further approval. This clause ensures that construction proceeds according to agreed standards and regulatory requirements, minimizing the risk of unauthorized modifications and ensuring compliance with legal and contractual obligations.
APPROVED BUILDING/CONSTRUCTION PLANS. Once the plans have been approved and signed/stamped by the LOCAL AUTHORITY a copy is to be handed to the WBHOA for record purposes. A further copy of approved plans is to be kept on site at all times.
6.7.1 The SCHEDULE annexed hereto is to be completed, stating i.a. a construction commencement date and an estimated construction completion date, to be signed by the OWNER.
APPROVED BUILDING/CONSTRUCTION PLANS. 5.2.1. A signed copy of the building/construction plans approved in terms of 5.1 and approved by the Local Authority must be handed to the Management Agent, together with this signed Agreement and an estimate construction completion date signed by the Contractor.
5.2.2. All construction of Improvements of the Erf must be executed in accordance with the approved plans.
5.2.3. Once the work has commenced on the Erf it must be continued to completion without stoppages and interruption. A maximum period of 9 (nine) months is allowed for completion.
APPROVED BUILDING/CONSTRUCTION PLANS. 5.2.1 Relevant copies of the pans as per stages 2 to 3 must be handed in at the managing agents.
5.2.2 Once the work has commenced, it must be continued to completion without stoppages and interruption other than during the annual builders’ holiday. The building period allowed is 10 months.
5.2.3 During the construction period, the stand must be neatly fenced with 1.8 m green shade netting, excluding 25% (twenty five percent) fynbos area.
