Advance Rent. The first full month’s rent shall be paid by Tenant to Landlord upon the execution of this Lease as advance rent, provided, however, that such amount shall be held by Landlord as an additionalSecurity Depositpursuant to this Lease until it is applied by Landlord to the first Minimum Monthly Rent due hereunder.

Advance Rent. Tenant shall pay, upon the execution of this Lease, advance rent in the amount of ($13,101.00) (“Advance Rent”) to be held as additional security and to be forfeited, without limitation of other remedies, for any defaults of this Lease by Tenant occurring prior to the Commencement Date. If no such default occurs, the Advance Rent shall be applied by Landlord to the first installment of Base Rent payable by Tenant. Landlord shall not be required to escrow or otherwise segregate the Advance Rent, and no interest shall accrue or be paid or payable by Landlord in respect thereto.
Advance Rent. Lessee shall pay to Lessor, prior to Lessor's acceptance of a Lease, Advance Rent, if specified. Advance Rent shall be refunded if Lessor for any reason does not accept the Lease or Lessee terminates the Lease in accordance with Paragraph 4, 12 or 15.

Advance Rent. To secure your obligations to us, you will pay the advance rent amount shown on the reverse side at the time you sign this Lease. If the Lease is never finalized for reasons that are not our fault, we may keep the deposit to pay for our administrative costs, the costs for procuring the bond and associated costs as liquidated damages. If any part of the deposit is remaining at the end of the Term and you have complied with all of your obligations, we will return the remainder to you without interest. All advance rent shall represent last payments to the extent not otherwise utilized hereinabove.

If Tenant shall default in the performance of such obligations, Landlord may retain the Advance Rent as an offset against any damages thereby incurred by Landlord provided that the retention of such Advance Rent shall not preclude Landlord from pursuing any other remedy which it might have against Tenant. If no default shall occur by Tenant then the Advance Rent shall be applied against the installment of Annual Basic Rent payable for the month identified in subsection 1.B.(2).
