Common use of ADDITIONAL AND AFTER-HOUR SERVICES Clause in Contracts

ADDITIONAL AND AFTER-HOUR SERVICES. Landlord shall not be obligated to furnish any services or utilities, other than those stated in section 5.1 above. If Landlord elects to furnish services or utilities requested by Tenant in addition to those listed in section 5.1 or at times other than those stated in section 5.1, Tenant shall pay to Landlord the prevailing charges for such services and utilities within ten (10) days after billing. If Tenant fails to make any such payment, Landlord may, without notice to Tenant and in addition to Landlord's other remedies under this Lease, discontinue any or all of such additional or after-hour services. No such discontinuance of any service shall result in any liability of Landlord to Tenant or be considered an eviction or a disturbance of Tenant's use of the Premises.
