Access by Tenant. A. Landlord shall permit Tenant, Xxxxxx’s Contractor(s) and Tenant’s agents, suppliers, and workmen to take possession of and enter the Premises, pursuant to the Lease, upon compliance with the requirements of this Rider by Xxxxxx, including, without limitation, the insurance requirements. The permission herein granted for the entry of Tenant and Xxxxxx’s Contractor(s) into the Building is conditioned upon Tenant and Tenant’s agents, contractors, workmen, suppliers and invitees working in harmony with and not interfering with Landlord’s contractors or their subcontractors or with contractors performing work in the Building for other tenants or occupants, not interfering with any occupants of the Building, complying with reasonable rules and regulations instituted by Landlord for the protection and completion of such work for other tenants or occupants. Landlord will use reasonable efforts to cause contractors performing work for other tenants or occupants in the Building not to unreasonably interfere with Xxxxxx’s contractors, but shall in no event have any liability with respect to any interference. If at any time such entry shall cause disharmony or unreasonable interference with any of Landlord’s employees, agents, contractors, their subcontractors, other tenants or occupants of the Building or others or if such disharmony or interference shall, in Landlord’s reasonable judgment, be imminently threatened, Landlord shall have the right to withdraw such permission upon not less than forty-eight (48) hours written notice; provided, however, that such permission shall remain in effect if Tenant has cured the same (or such interference or disharmony has ceased and Tenant has agreed and provided assurances to Landlord as it shall have reasonably requested, that such problem will not occur again) prior to the time of termination set forth in such notice. Tenant agrees that any such entry into and occupation of the Premises shall be deemed to be under all of the terms, covenants, conditions and provisions of the Lease, except as to covenant to pay Base Rent and Additional Rent, and further agrees that in connection therewith Landlord shall not be liable in any way for any injury, loss or damage which may occur to any property placed in the Premises, the same being strictly at Tenant’s sole risk, except to the extent caused by the gross negligence or willful misconduct of Landlord or Landlord’s agents, employees or contractors. Access by Tenant. Landlord shall afford Tenant and its employee’s, agents and contractors access to the Premises prior to the Commencement Date, at reasonable times and at Tenant’s sole risk and expense, for purposes of inspecting and verifying the performance of Landlord’s Work. Tenant shall inspect the performance of Landlord’s Work regularly and diligently and shall advise Landlord promptly of any objection in the performance of such Work.

Landlord's current charge, as of the date hereof, is Twenty-Five Dollars ($25.00) per hour during Building standard hours and Fifty Dollars ($50.00) per hour for after hours access, which amounts are subject to change, in Landlord's reasonable discretion.

Access by Tenant. Tenant and its employees, customers, agents and invitees, shall have the nonexclusive right to use, for ingress to and egress from the Leased Area, the Parking Area, the Common Maintenance Area and any common hallway, door, sidewalk and driveway providing reasonable and convenient access between the Leased Area and a public right-of-way.
Access by Tenant. JTC shall provide to Tenant and Tenant’s authorized agents and contractors (the “Authorized Personnel”) unescorted access to the Premises 24 hours per day, 7 days per week, 365 days per year. The Authorized Personnel may enter the Building only for purposes of ingress to and egress from the Premises to perform work or services permitted by this Agreement. No representatives, agents, employees or invitees of Tenant other the Authorized Personnel shall have the right to enter the Building. Authorized Personnel must carry a photo-identification credential for presentation to JTC or JTC’s agents, employees or representatives when entering the Building. In no event shall Tenant or any agent, representative, contractor or invitee of Tenant, including without limitation, Authorized Personnel, have the right to access any portion of the Building, other than those corridors, hallways, doorways and elevators designated by JTC for access to the Premises. JTC reserves the right to prohibit access to the Building or to remove from the Building any person that fails to comply with all Building rules and regulations, regardless of whether such person possesses a swipe card.
Access by Tenant. Subject to the restrictions set forth in this Section 7, (including Without limitation those relating to insurance requirements) Landlord shall afford Tenant and its employees, agents and contractors access to the Premises prior to the commencement date, at reasonable times and at Tenant's sole risk and expense, for purposes of performing the Tenant's Work. Tenant acknowledges that during the aforesaid period of access, all of the terms and conditions of this Lease (but for Tenant's obligations to pay rent and additional rent) shall be in full force and effect, as if the commencement date has occurred.
