Costs include construction, VAT, professional fees, inflation (estimated to mid point of construction), equipment @ 13%, circulation space @ 33%, design development @ 15% and optimism bias at 38.8%. The costs are based on a total estimated accommodation footprint of 1595m2 for 12 places i.e. 1280m2 for the inpatient unit accommodation and 315m2 for the inpatient education accommodation.
