TENANT'S MAINTENANCE definition

TENANT'S MAINTENANCE. REPAIR AND REPLACEMENT ITEMS" is defined in paragraph 9(a) of this Lease.
TENANT'S MAINTENANCE means the Tenantsmaintenance obligations set out in Part 5 Obligations” of the Schedule.
TENANT'S MAINTENANCE. Subject to the provisions of Paragraph 10.A(2) (Compliance With Laws), 11.C (LANDLORD'S Maintenance), 17 (Destruction) and 18 (Condemnation), TENANT at its cost shall maintain, in good condition, reasonable wear and tear excepted, all interior portions of the Premises, and all windows and doors on the Premises. TENANT shall also be responsible for keeping the roof and roof drainage clean and free of debris. TENANT'S obligations shall include restorations, replacements or renewals when necessary to keep the Premises and all improvements thereon or a part thereof for which TENANT is responsible hereunder in good order, condition and state of repair, reasonable wear and tear excepted.

TENANT'S MAINTENANCE. Except as provided in Section 12 captioned "Landlord's Maintenance; Inclusion in Operating Costs", Section 18 captioned "Destruction" and Section 19 captioned "Condemnation" and except for damage caused by any grossly negligent or intentional act or omission of Landlord or its authorized representatives, Tenant, at its cost, shall maintain in good condition and repair the Premises, including without limitation, all of the Tenant Improvements (except for latent defects), Tenant's alterations, Tenant's trade fixtures, Tenant's personal property, signs, walls, interior partitions, wall coverings, windows, non-building standard window coverings, glass, doors, carpeting and resilient flooring, non-building standard ceiling tiles, plumbing fixtures and non-building standard lighting fixtures. Tenant shall be liable for any damage to the Premises and the Building resulting from the acts or omissions of Tenant or its authorized representatives.

  • Planned Maintenance means any Maintenance BT has planned to do in advance.

  • Maintenance work means the repair of existing facilities when the size, type or extent of such facilities is not thereby changed or increased. While “maintenance” includes painting and decorating and is covered under the law, it does not include work such as routine landscape maintenance or janitorial services.

  • Preventive Maintenance means that maintenance, performed on a scheduled basis by the Contractor, which is designed to keep the Equipment in proper operating condition.

  • Maintenance area means any geographic region of the United States previously designated nonattainment pursuant to the CAA Amendments of 1990 and subsequently redesignated to attainment subject to the requirement to develop a maintenance plan under §175A of the CAA, as amended.

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).

  • Deferred Maintenance means improvements necessary for continued operations which do not improve productivity or alter the process technology.

Preventive maintenance is conducted to keep equipment working and/or extend the life of the equipment.

  • Tenant Improvements Defined in Exhibit B, if any.

  • Generator Maintenance Outage means the scheduled removal from service, in whole or in part, of a generating unit in order to perform necessary repairs on specific components of the facility, if removal of the facility meets the guidelines specified in the PJM Manuals.

  • Period of Maintenance means the specified period of maintenance from the date of completion of the works, as certified by the Engineer.

  • Operation and Maintenance Costs means the costs of:

  • Tenant’s Taxes means (a) all taxes, assessments, license fees and other governmental charges or impositions levied or assessed against or with respect to Tenant's personal property or Trade Fixtures in the Premises, whether any such imposition is levied directly against Tenant or levied against Landlord or the Property, (b) all rental, excise, sales or transaction privilege taxes arising out of this Lease (excluding, however, state and federal personal or corporate income taxes measured by the income of Landlord from all sources) imposed by any taxing authority upon Landlord or upon Landlord's receipt of any rent payable by Tenant pursuant to the terms of this Lease ("Rental Tax"), and (c) any increase in Taxes attributable to inclusion of a value placed on Tenant's personal property, Trade Fixtures or Alterations. Tenant shall pay any Rental Tax to Landlord in addition to and at the same time as Base Rent is payable under this Lease, and shall pay all other Tenant's Taxes before delinquency (and, at Landlord's request, shall furnish Landlord satisfactory evidence thereof). If Landlord pays Tenant's Taxes or any portion thereof, Tenant shall reimburse Landlord upon demand for the amount of such payment, together with interest at the Interest Rate from the date of Landlord's payment to the date of Tenant's reimbursement.

  • Maintenance Window means the total minutes in the reporting month represented by the following day(s) and time(s) during which vendor shall maintain the services: [day(s) and time(s)].

  • Office Building (Premises), means a building or premises or part thereof whose sole or principal use is for an office or for office purposes or clerical work. "Office purposes" includes the purpose of administration, clerical work, handling money, telephone, telegraph and computer operation; and "clerical work" includes writing, book-keeping, sorting papers typing, filing, duplicating, punching cards or tapes, machines calculations, drawing of matter for publication and editorial preparation of matter for publication.

  • Tenants means the tenants under the Leases.

  • Common Area means all areas and facilities within the Project that are not designated by Landlord for the exclusive use of Tenant or any other lessee or other occupant of the Project, including the parking areas, access and perimeter roads, pedestrian sidewalks, landscaped areas, trash enclosures, recreation areas and the like.
