Common Parts definition

Common Parts. The accessways, forecourts, entrance halls, corridors, landings, kitchens, staircases, common rooms, utility rooms, kitchens all other areas within the Halls and the fixtures, fittings, furniture and equipment in them which are provided by the Arts University Bournemouth for the common use by the occupiers of the Premises.
Common Parts means any part of, or anything in, the Centre ([including] [excluding]8 the Car Park) that does not form part of a Lettable Unit and that is, in accordance with Clause 5.9, used or available for use by: the tenants of the Centre; the Landlord in connection with the provision of the Services; or customers of or visitors to the Centre; "company" includes: any UK registered company (as defined in section 1158 of the Companies Act 2006); to the extent applicable, any overseas company as defined in section 1044 of the Companies Xxx 0000; any unregistered company (to include any association); and any "company or legal person" in relation to which insolvency proceedings may be opened pursuant to Article 3 of the EC Regulation on Insolvency Proceedings 2000;
Common Parts includes without limitation the areas and amenities made available from time to time by the Lessor for use in common by the Lessee and other occupiers of the Lease Premises and all persons expressly or by implication authorized by them;

Examples of Common Parts in a sentence

  • The Tenant must not obstruct the Common Parts in any way or leave any goods on them.

  • Planting, replanting and maintaining landscape features in the Common Parts.

  • To change, end the use of or reduce the extent of any Common Parts or Conducting Media so long as: alternative facilities are provided that are not materially less convenient; or if no alternative is provided, the use and enjoyment of the Premises is not materially adversely affected.

  • Common Parts All structural and exterior elements of the Building, all conducting media serving the Building and any other parts of the Building other than study bedrooms and studios.

  • In an emergency, or when works are being carried out to them, to close off or restrict access to the Common Parts, so long as (except in an emergency) alternative facilities are provided that are not materially less convenient.


More Definitions of Common Parts

Common Parts means the accessways, entrance foyer, stairs, lifts, corridors, laundry, courtyard, common room and any other areas within the Building provided for the benefit of all tenants generally.
Common Parts means all areas, systems, equipment, facilities, machinery, fixtures, fittings, Conduits or other matters in the Land:
Common Parts means the structure, main walls, roof, foundations, services, grounds and any other common areas serving the building or estate of which the property forms part.

Common Parts means all areas, facilities, plant, machinery, equipment and Service Media (other than those serving the Premises exclusively) within the Premises and/or the Development from time to time as may be reasonably designated by Party A and/or the Manager for the common use of any of the occupiers of the Development and those authorized by them including, without limitation, the access roads, pedestrian ways, common entrances, staircases, lifts, escalators, roads, forecourts, loading bays, parking areas, landscaped areas;
