CERTAIN EXPENSES means, without duplication, all costs and expenses (and taxes thereon, if any) paid or incurred by or on behalf of Landlord with respect to the ownership, operation, cleaning, repair, safety, management, administration, security and maintenance of the Land and the Building or with respect to the provision of services to tenants (all of the foregoing. collectively, being "BUILDING SERVICES"), including and excluding the items described on EXHIBIT "E" hereto. If during all or part of any calendar year, Landlord shall not incur any particular Operating Expense or furnish any particular item of Building Services (the cost of which would otherwise constitute an Operating Expense) due to the fact that (i) any portion of the Building is not occupied or leased, (ii) an item of Building Services is not required or desired by the tenant of any portion of the Building, (iii) any tenant of the Building is itself obtaining and providing a particular item of Building Services or is itself incurring the expense that would constitute an Operating Expense, or (iv) for any similar reason, then, for the purposes of computing Operating Expenses, the cost of Operating Expenses for such period shall be deemed to be increased by an amount equal to the additional costs and expenses which would reasonably have been incurred during such period by Landlord if it had at its own expense furnished such items of Building Services or incurred such Operating Expenses and the Building had been 100% leased and occupied.
