SEMI-ANNUAL MAINTENANCE. Using approved standard operating procedures, cleaning materials, and equipment; provide the following services during the 1st weekend in October and June:  Steam clean carpeting, ensuring that it is dry prior to the start of the next City Hall business day. FACILITY WALK-THROUGH INSPECTION: A facility walk-through inspection will be conducted on a monthly or as needed. The walk-through will be conducted with representative of the Contractor and the City staff to evaluate services. The Contractor will identify a contact person to resolve issues if problems should occur prior to the monthly or as needed walk-through. SEMI-ANNUAL MAINTENANCE. As required or noted by the Contractor’s Semi-Annual Elevator Inspections, the Contractor shall complete the following maintenance activities semi-annually for each Elevator.
SEMI-ANNUAL MAINTENANCE. The following activities shall be performed at least twice per year:
SEMI-ANNUAL MAINTENANCE. For each cooling system, the Contractor shall provide one (1) comprehensive inspection prior to the beginning of the cooling season to include conversion from heat to air conditioning, on or around April 1, and for each heating system the Contractor shall provide one (1) comprehensive inspection prior to the beginning of the heating season, to include conversion from air conditioning to heat, on or around October 1. The preventative maintenance inspections should include materials to inspect and perform preventive maintenance on equipment in accordance with manufacturer specifications. The cost for the semi-annual inspections will include the cost of labor, supplying and replacing consumables to include high efficiency pleated paper filters- Merv 8, belts, and lubricants. Replacing contactors, switches, burners, and other durable components of the system will be approved as Corrective Maintenance as needed. During the Semi- annual inspections, the Contractor will perform all necessary preventive maintenance as listed in the Scope of Work below as applicable for the equipment listed for each location and each heating or cooling season. The contractor shall provide Semi-annual comprehensive maintenance for the City of Healdsburg's HVAC equipment described in Attachment A-1 Attachment A-1 HVAC Master Equipment List. Scheduled maintenance shall include the following tasks • Scheduled maintenance shall include the following tasks: • clean and adjust burner assembly • maintain refrigerant levels • inspect and clean heat exchanger • monitor flue draft • monitor starting capabilities • test safety controls • lubricate moving parts where needed -clean ignition assembly • check compressors • replace air filters • measure volts/amps on motors -check for proper airflows -clean condensate drains-tighten electrical connections • V-belts will be changed annually at the April inspection • Visual inspection and lightly clean condenser coil annually or as needed • Visual inspection and lightly clean and adjust blower components • Visual inspection and lightly clean evaporator coil (if accessible)

  • Salary Maintenance (a) Entitlement to salary maintenance An Affected Employee who is successfully redeployed will be entitled to salary maintenance where the Affected Employee’s pay is reduced because the new role:

  • Software Maintenance Subrecipient shall apply security patches and upgrades in a timely manner and keep virus software up-to-date on all systems on which State data may be stored or accessed.

  • Routine Maintenance (i) CRC shall be responsible for Routine Maintenance when necessary or desirable to maintain the Shared Assets in a safe operating condition, and to permit and facilitate (A) the performance by CRC of its obligations pursuant to this Agreement, and (B) the use of Shared Assets by the Operators in accordance with this Agreement.

  • Preventive Maintenance The Contractor shall provide necessary preventive maintenance, required testing and inspection, calibration and/or other work necessary to maintain the equipment in complete operational condition during the warranty period.
