Repair, Maintenance and Improvements. U-Haul shall make, execute, supervise and have control over the making and executing of all decisions concerning the acquisition of furniture, fixtures and supplies for the Property, and may purchase, lease or otherwise acquire the same on behalf of Owner. U-Haul shall make and execute, or supervise and have control over the making and executing of all decisions concerning the maintenance, repair, and landscaping of the Property. U-Haul shall, on behalf of Owner, negotiate and contract for and supervise the installation of all capital improvements related to the Property; provided, however, that U-Haul agrees to secure the prior written approval of Owner on all such expenditures in excess of $5,000.00 for any one item, except monthly or recurring operating charges and/or emergency repairs if in the opinion of U-Haul such emergency-related expenditures are necessary to protect the Property from damage or to maintain services to the tenants as called for in their respective leases.

Manager shall make, execute, supervise and have control over the making and executing of all decisions concerning the acquisition of furniture, fixtures and supplies for the Property, and may purchase, lease or otherwise acquire the same and which items shall be owned by Manager. Manager shall make and execute, or supervise and have control over the making and executing of all decisions concerning the maintenance, repair and landscaping of the Property, provided, however, that such maintenance, repair and landscaping shall be consistent with the maintenance, repair and landscaping implemented by Manager and its affiliates at any other properties operated by Manager or its affiliates. Manager shall, on behalf of Owner, negotiate and contract for and supervise the installation of all capital improvements related to the Property; provided, however, that Manager agrees to secure the prior written approval of Owner on all such expenditures in excess of $10,000.00 for any one item, except monthly or recurring operating charges and/or emergency repairs if in the opinion of Manager such emergency repairs are necessary to protect the Property from damage or to maintain services to the Owner or any customers. In the event such emergency repairs exceed $10,000, Manager shall notify Owner and the insurer as applicable of the cost estimate for such work.

Manager shall, on behalf of Owner, negotiate and contract for and supervise the installation of all capital improvements related to the Property; provided, however, that Manager agrees to secure the prior written approval of Owner on all such expenditures in excess of any threshold amounts set forth in any loan documents relating to the Property (collectively, “Loan Documents”) for any one item, except monthly or recurring operating charges and/or emergency repairs if in the opinion of Manager such emergency-related expenditures are necessary to protect the Property from damage or to maintain services to the Owners or self-storage licensees as called for in their respective leases or self-storage agreements.

Manager shall, on behalf of Tenant, negotiate and contract for and supervise the installation of all capital improvements related to the Property; provided, however, that Manager agrees to secure the prior written approval of Tenant on all such expenditures in excess of the Threshold Amount (as that term is defined in the Lease) for any one item, except monthly or recurring operating charges and/or emergency repairs if in the opinion of Manager such emergency-related expenditures are necessary to protect the Property from damage or to maintain services to the tenants or self-storage licensees as called for in their respective leases or self-storage agreements.

With the prior approval of the Owner, U-Haul shall, on behalf of the Owner, negotiate and contract for and supervise the installation of all capital improvements related to the Property. U- Haul agrees to secure the prior approval of Owner on all expenditures in excess of $5,000.00 for any one item, except monthly or recurring operating charges and/or emergency repairs if in the opinion of U-Haul such expenditures are necessary to protect the Property from damage or to maintain services to the tenants as called for in their leases.
Repair, Maintenance and Improvements. CSM shall make and execute, or supervise and have control over the making and executing of, all decisions concerning the acquisition of furniture, fixtures and supplies for the Properties, and the purchase, lease or other acquisition of the same on behalf of, in the name of and for the account of the Partnership. CSM shall make and execute, or supervise and have control over the making and executing of, all decisions concerning the maintenance, repair and landscaping of the Properties; provided, however, that nothing contained herein shall preclude the Partnership from requiring maintenance and/or repairs in addition to those recommended by CSM. All costs incurred in connection therewith shall be on behalf of, in the name of and for the account of the Partnership. With the prior written approval of the Partnership, CSM or Partnership employees acting pursuant to CSM's direction shall, on behalf of, in the name of and for the account of the Partnership, negotiate and contract for, and supervise the installation of, all capital improvements relating to the Properties.

Manager shall make and execute, or supervise and have control over the making and executing of all decisions concerning the maintenance, repair, and landscaping of the Property, provided, however, that such maintenance, repair and landscaping shall be consistent with the maintenance, repair and landscaping implemented by Manager and its affiliates at any other properties managed by Manager or its affiliates. Manager shall, on behalf of Owner, negotiate and contract for the installation of all capital improvements related to the Property; provided, however, that Manager agrees to secure the prior written approval of Owner on all such expenditures in excess of any threshold amounts set forth in any loan documents set forth on Exhibit C hereto (collectively, "Loan Documents").
Repair, Maintenance and Improvements. Subject to Section 2.2, Manager shall make and execute, or supervise and have control over the making and executing, of all decisions concerning the acquisition of furniture, fixtures, and supplies for the Property, and the purchase, lease or other acquisition of the same on behalf of Owner, subject to owner approval. Subject to Section 2.2, Manager shall execute, or supervise the making of all decisions concerning the maintenance and repair of the Property unless otherwise directed by Owner in writing; all costs incurred in connection therewith shall be on behalf of the Owner. Owner shall make any necessary capital improvements to the Property, which shall be included within the Budget. Manager agrees to secure the prior approval of Owner on all expenditures, except monthly or recurring operation charges in accordance with the Budget and/or emergency repairs and other expenditures as set forth in Section 2.2 and subject to the limitations set forth therein. Manager agrees to negotiate best possible rates and quality of service when contracting for services and repairs and to take a fiduciary responsibility to control costs.
Repair, Maintenance and Improvements. Subject to directions by the City through the City Administrative Clerk or designated person, Operator shall make and execute, supervise, and have control over the making and executing of all decisions concerning the routine day-to-day operation, maintenance, repair, of the Repair Yard, Boat Storage and Travel Lift, on behalf of the City. In connection with performance of routine day-to-day maintenance and repair and operation of the Travel Lift and Repair Yard, Op- erator shall obtain the prior approval of the City for all expenditures (except emergency repairs if in the opinion of City Manager such expenditures are necessary to protect the Marina from dam- age or to maintain services to the customers as called for in their agreements). All repair, mainte- xxxxx and improvement costs shall be paid directly by the City, subject to the approval of the City . Personnel.
Repair, Maintenance and Improvements. Moto shall make and execute, or supervise and have control over the making and executing, of all decisions concerning the acquisition of equipment, fixtures and supplies for the Properties, and the purchase lease or other acquisition of the same on behalf, in the name, and for the account of NPL. Moto shall make and execute or supervise and have control over the making and executing, of all decisions concerning the maintenance of the properties; all cost incurred in connection therewith shall be on behalf, in the name and for the account of NPL.
