Parks and Open Space. City owned public parks and open space will be developed and maintained by the City in accordance with the Facilities Agreement.

Parks and Open Space. Developers shall submit plans and upon City approval, provide parks, recreational facilities, trails and other open space (collectively, “Recreational Facilities”), to serve the Project residents and general public, as set forth in the Entitlements. The Parties acknowledge that such Recreational Facilities address existing unmet needs in the City for recreational facilities.
Parks and Open Space. As part of the Northeast False Creek planning process 100,000 sq ft of area under the viaducts, located between Carrall Street and the existing skatepark, has been identified for park use. While it is desirable to maintain a target of 100,000 sq ft, for those Options where the viaducts are removed, consideration may be given to some reduction in the extent of park uses where the quality of park space is clearly enhanced.
Parks and Open Space. The 2017 Development Agreement requires the compliance with chapter 18.147 LCMC Parks and Open Space and requires the provision of a Park described in that Development Agreement. To ensure compliance, the following items need to be included in the final plat: • Although the Park does not meet the requirement to have 40% public road frontage, it may meet this standard by having a publicly dedicated pedestrian path to assure free and open public accessibility with a minimum 20-foot width; • Although the Park lot itself does not meet the minimum size requirement of LCMC 18.147.030, when considered together with the adjacent open space and buffer area, the Park is determined to meet the intent of LCMC 18.147.030 and the parks plan; • To meet the 75% improved active use area and open space requirement, 10,530 square feet of the Park lot shall be improved; • The Park design needs to include trash receptacles and bike racks at the ratios required by LCMC 18.147.030(1)(b)(viii); • The fields and grassy areas within the usable active play areas and open space of the Park shall be irrigated. The unusable, inactive areas of the Park, such as the planting beds, shall be vegetated and planted with drought-tolerant native shrubs and grasses so that irrigation is not necessary (LCMC 18.147.030(1)(b)(ix) requiring irrigation for these areas is specifically modified in this Amendment); • The Park shall be fenced or have a vegetative barrier abutting residential lots in compliance with LCMC 18.147.030(1)(b)(x); • The Park shall contain lighting in accordance with LCMC 18.147.030(1)(b)(xi); and • The final plat must dedicate the Park and trails to the City or grant a perpetual public easement over these areas.
Parks and Open Space. Develop a community with easy access to outdoor trails, recreation and gathering areas. To this end, the developer shall:  Build more than two miles of walking paths, bike paths and greenways throughout the neighborhood;  Provide three “pocket parks;”  Provide a dog exercise area; and  Provide a tot lot and mini-park proximate to the Activity and Wellness Center.
Parks and Open Space. An urban pedestrian trail will be built to interconnect the series of parks and open spaces within the district: While it is unclear if the plan is talking about the Rail Trail, the fact that the City has initiated this effort and will be developing a new trail on the east side of the railroad tracks is consistent with this policy. The development of the sky link and the associated plaza support this trail and this policy. • Enhance pedestrian and walking connections between District Activities: The sky link project will further this policy by creating a new connection east/west across the railroad tracks and add a new activity destination (the plaza).
Parks and Open Space. Exhibit "B" of the Development Agreement is hereby deleted in its entirety, and Exhibit "B" attached to this Amendment is substituted in its place. Exhibit "B-1" of the Development Agreement is not modified by this Amendment.

  • Use of Basement and Service Areas The basement(s) and service areas, if any, as located within the (project name), shall be earmarked for purposes such as parking spaces and services including but not limited to electric sub-station, transformer, DG set rooms, underground water tanks, pump rooms, maintenance and service rooms, fire fighting pumps and equipment's etc. and other permitted uses as per sanctioned plans. The Allottee shall not be permitted to use the services areas and the basements in any manner whatsoever, other than those earmarked as parking spaces, and the same shall be reserved for use by the association of allottees formed by the Allottees for rendering maintenance services.
