Obligations of Mortgagor. Mortgagor hereby covenants to ------------------------ comply with, and to cause its officers, directors, shareholders, partners, agents, servants and employees and each tenant of the Property to comply with, all of the obligations applicable to Mortgagor, the Property and each such tenant with respect to the Property set forth in Section 6.6(b) of the Credit Agreement, as if each of the same was a direct obligation of Mortgagor set forth at length herein.

Obligations of Mortgagor. Mortgagor will (a) timely perform, or cause to be timely performed, all of the Obligations; (b) maintain and preserve the lien of this Mortgage (subject only to the Permitted Encumbrances and any Senior Loan (if any) permitted pursuant to this Mortgage); and (c) forever warrant and defend its grant made herein against any and all claims and demands whatsoever.
Obligations of Mortgagor. Comply with all laws, ordinances, regulations, covenants, conditions and restrictions affecting the Property, or requiring alterations or improvements to be made thereon, and no MORTGAGOR shall suffer or permit any act to be done in or upon the Property in violation thereof. MORTGAGOR represents and warrants that prior use of the Property has been in compliance with all applicable laws and regulations.
Obligations of Mortgagor. Mortgagor shall perform the Obligations applicable to or imposed upon it under the Loan Agreement and shall continue to be liable for the performance of such Obligations until Mortgagor causes full payment of the Note and all sums payable pursuant to the Loan Agreement and the other Loan Documents, notwithstanding any actions of partial foreclosure that may be brought hereunder to recover any amount or amounts expended by Mortgagee in order to cure any default hereunder or under any other Loan Document or to satisfy any of Mortgagor's obligations or covenants under any agreement relating to the Premises and to which Mortgagor is a party or by which the Premises are bound. Mortgagor shall timely perform, or cause to be timely performed, all the covenants, agreements, terms and conditions to be performed by Mortgagor (a) under the Loan Documents, (b) under all other agreements between Mortgagor and Mortgagee in accordance with the respective terms thereof and (c) under any and all ground leases or other Leases to which Mortgagor is or becomes a party with respect to the Premises.
Obligations of Mortgagor. Except for (x) extensions of the terms of any leases with respect to the Premises, (y) increases in the amount of rent to be paid by tenants under any leases with respect to the Premises, and (z) non-material amendments, supplements, modifications, changes or alterations in the ordinary course of business to any leases with respect to the Premises, Mortgagor shall at all times promptly and faithfully keep and perform all of the covenants, conditions and agreements on the part of landlord to be kept and performed under all leases and tenancies covering the Premises, enforce or secure the performance of all of the covenants, conditions and agreements on the part of the tenants to be kept and performed under such leases and tenancies, appear in and defend any action or proceeding arising out of or in any manner connected with such leases and tenancies or the rights and obligations of landlord or tenants thereunder, execute and deliver to Mortgagee, upon request, any and all documents and instruments deemed necessary by Mortgagee to transfer and assign to Mortgagee any lease and all rents and rights thereunder and under any tenancy covering all or any portion of the Premises, furnish to Mortgagee, upon request, a written statement containing the names of all lessees and the terms of all leases and tenancies, including the spaces occupied and the rentals payable thereunder, and exercise, within ten (10) calendar days of any demand therefor by Mortgagee, any right to request from any tenant under any lease a certificate with respect to the status thereof in a form set forth under the applicable lease and otherwise as requested by Mortgagee.
