Whenever there are different sums owed by the Tenant to the Landlord, any payment shall be applied first to those obligations other than rent including but not limited to association/community dues, Late Fee, repairs chargeable to the Tenant, and other charges notwithstanding any notations or specifications made by the Tenant on the application of any payment paid to the landlord. Rent Increases. The Rent payable shall not be increased or otherwise modified during the Term of this Lease. Any increase in Rent shall only take effect after the expiration of the Term provided in this Lease. Any increase in Rent to take effect upon renewal or extension of the Term of this Lease must be preceded by a - day notice of the same from the Landlord to the Tenant.
Late Rent. Rent is due in full on the Due Date. If Rent is not received on or before the fifth (5th) day of each month, a late fee of five percent (5%) of the unpaid Rent amount will be charged. All late fees shall be deemed additional rent for the month, and shall be paid and collected as such. Late fees will be assessed from the Due Date until the entire balance of unpaid Rent, accrued late fees, and any other charges are paid in full.
Late Rent. The Annual Fixed Rental payments are due on the first day of the month and shall be considered late if received after the tenth day of the month. Late Rent. If rent is received by MANAGEMENT or mailed with postmark after the 3rd day of the month, the following late charges will be added: $30.00 PLUS $3 PER DAY UNTIL PAID. In the event that when rent payment is past due over 14 days, an additional $450.00 FOR ADMINISTRATIVE COSTS plus all PAST DUE RENT, LATE FEES, COURT FEES & ATTORNEY FEE for filing UNLAWFUL DETAINER WILL BE CHARGED TO RESIDENT.
Late Rent. If the Lessee fails to pay the Base Rent for more than days after it is due, a late fee of Dollars ($ ) may be charged each day until the overdue amount is paid.
Late Rent. If Lessee has not paid rent or other amounts payable hereunder for a period of longer than ten (10) days, Lessee shall pay Lessor, as additional rent, interest on such unpaid sum from its due date to the date of payment by Lessee at the rate per annum equal to three percentage points above the prime rate of JPMorgan Chase Bank (or its successor). Any costs incurred by Lessor in collecting rent or any other sum of money due under this Agreement wrongfully withheld by Lessee, including, but not limited to, reasonable attorneys’ fees, will be paid by Lessee. Holdover Rent — Until any car is returned to Lessor in the condition required hereunder after an expiration or termination of the related Lease, Lessee shall continue to pay rent for such car and to comply with all other payment and other obligations under this Agreement as though such expiration or other termination had not occurred. If sixty (60) days after the expiration or other termination of the related Lease, Lessee has not returned any car, Lessor may charge, and Lessee shall pay Lessor upon demand, one hundred twenty-five (125%) of the rent for such car in effect immediately prior to such expiration or termination of the Lease for such car. Nothing in this Article 4 shall give Lessee the right to retain possession of any car after the expiration or other termination of the Lease with respect to such car.
