Closing Documents and Conditions; and Closing. (a) Following the opening of Escrow, Seller shall operate and maintain the Property in the ordinary course of business (consistent with Seller's prior practice), reasonable wear and tear excepted (subject to obtaining reimbursement therefor pursuant to the terms of the Lease, if available), through and until the Closing.

Closing Documents and Conditions; and Closing. (a) Following the opening of Escrow, Seller shall operate and maintain the Property in the ordinary course of business (consistent with Seller’s prior practice), reasonable wear and tear excepted and will not enter into any new agreements affecting the Property through and until the Closing. The Closing (“Closing” or “Closing Date”) shall occur no later than fifteen (15) days after issuance of the Finance Contingency Satisfaction Notice.
